Surveying is not short of guidance. It is short of guidance written by someone who was on a roof last week — the kind that tells you where an instrument misleads, not just how to switch it on.
Age, construction, exposure, alterations and the pattern of visible evidence — before any instrument comes out of the bag.
The building is considered as a system, with limitations and uncertainty stated honestly rather than hidden behind a rating.

The clause library
Every residential surveyor rebuilds the same paragraphs from memory, job after job. A structured bank of element-by-element wording, mapped to the RICS Home Survey Standard, ends that — and keeps your reports consistent with each other, which is the part that matters if one is ever challenged.
Clauses sit under the building element they belong to, in the order the Home Survey Standard reports them — so the phrasing you need is where you would look for it, not in a folder of old documents.
Each clause carries its condition rating, the reasoning that justifies it and the caveats that belong with it — so a 2 you gave in March reads the same as a 2 you give today.
