Leeds famously kept building back-to-back terraces long after most cities stopped — Harehills, Beeston, Holbeck and Armley are full of them. They are perfectly buyable houses, but they concentrate risk in particular places: one external wall fewer to dry through, shared roofs and party structures, and ventilation that needs thought rather than luck.
Beyond the terraces sit red-brick Victorian and Edwardian suburbs (Headingley, Chapel Allerton, Roundhay), huge inter-war and post-war estates, 1960s–70s system-built stock, and one of the country’s biggest concentrations of converted and new-build flats. Buying a flat brings its own survey questions — communal fabric, roofs nobody owns, and management companies — that the report addresses head-on.
The city’s stock runs from Victorian back-to-backs to glass-and-steel apartments, and each end of that spectrum hides its own problems. The job is the same everywhere: tell you what the building is actually like, before you are committed.
