What the service is really for

The inspection is more extensive and the report more analytical than Levels 1 or 2. It follows visible defects through the building, relates them to age and construction, and explains repair priorities in the context of the property you are actually buying.

That depth is especially valuable with traditional solid walls, complex roofs, extensive extensions, neglected fabric or several defects interacting at once. The aim is not to make an old house sound frightening; it is to make its responsibilities legible before exchange.

    Brief the property

    Share the listing, known history, proposed changes and anything already worrying you. The quote and inspection plan reflect the real building.

    Extended inspection

    More time is spent tracing construction, alterations and defect patterns through the accessible house, grounds, roof spaces and sub-floor areas where safe access exists.

    Building survey

    The report explains condition, causation, consequences and repair options, normally within five to seven working days.

    Consultation

    A follow-up call separates purchase-critical findings from normal ownership and gives you a practical sequence for the next decisions.

Is Level 3 only for listed buildings?

No. Age is only one factor. Significant alteration, unusual construction, poor condition or planned renovation can make Level 3 the right choice for an unlisted property too.

Will it estimate repair costs?

The standard service explains repair options and priorities but does not include a priced schedule. Where cost certainty is essential, a separate costed scope can be discussed after the defects are understood.

How do I choose between Level 2 and Level 3?
