What the service is really for

A snagging survey is a methodical room-by-room and element-by-element inspection. Every defect is photographed, located and described in a schedule that the developer can work through without arguing about what you meant.

The inspection looks beyond cosmetic marks to operation, weathering, safety and the details that disappear once furniture arrives. It can be carried out before completion where access is granted, shortly after handover or before the builder’s rectification period expires.

Should the survey happen before or after completion?

Before completion is ideal when the developer allows access. If not, book as soon after handover as practical so defects are recorded before normal occupation muddies the evidence.

Is snagging the same as a Home Survey?

No. Snagging assesses a newly completed home against reasonable workmanship and completion standards. A Home Survey assesses the condition and risks of an existing property for a buyer.

Can you check the developer’s repairs afterwards?

Yes. A reinspection can mark each item complete, incomplete or unsatisfactory and provide an updated schedule.
