Hill-city housing, read from the ground up
Sheffield is a city built on hills, and its houses know it. Sloping sites, stepped terraces, retained gardens and cellars cut into the ground shape how Sheffield property behaves — and how it should be surveyed.
- 01
Hillside movement questions — settled historic distortion versus live problems
- 02
Cellar dampness and retained-ground moisture misread as rising damp
- 03
Garden retaining walls in poor condition — often the priciest “house” defect on the site

The local fabric
Read the place before judging the defect.
The classic Sheffield buy is a Victorian or Edwardian terrace on a gradient — brick in the east and centre, increasingly stone as you climb west. Gradient means retaining walls, split levels, and rear walls holding back gardens; it also means water always has somewhere it wants to go, usually through somebody’s cellar. Distinguishing genuine structural movement from a house that simply settled into its slope a century ago is bread-and-butter work here.
Alongside the terraces sit the big western suburbs (Ecclesall, Millhouses, Fulwood), extensive post-war estates, and a growing stock of city-centre flats. Towards the Peak fringe, stone construction and exposure change the defect profile again — the west of Sheffield gets serious weather.
Surveyology covers the city and its fringes, from the brick terraces of Crookes and Walkley to stone villas in Nether Edge and Peak-edge cottages towards Stocksbridge, with reports that treat the hillside as part of the building.
