Rochdale’s core stock is mill-era terracing in brick and stone, with substantial Victorian houses around the parks, stone cottages and terraces up the valleys through Milnrow, Newhey and Littleborough, and large estate-built areas from the inter-war years onward. As in every Pennine-edge town, exposure does the sorting: west- and south-west-facing elevations take the weather, and the state of pointing, copings and rainwater goods decides whether the walls stay dry.
The valley towns add hillside factors — retained ground, cellars, and watercourses close to housing — while the flatter estates raise more ordinary questions of roof age, wall ties and past repairs. None of it is exotic; all of it benefits from being looked at by someone with no repair work to sell.
Cotton-town terraces, stone-built valley villages towards Littleborough and Wardle, and post-war estates across the borough: the mix is familiar, and so are the ways it goes wrong. The survey’s job is to tell you which of those ways applies to the house you’re looking at — and which don’t.
