Manchester is overwhelmingly a brick city: tight Victorian terracing across the inner suburbs, generous Edwardian semis and villas through Chorlton, Didsbury, Prestwich and Monton, and wave after wave of inter-war and post-war estates beyond. The brick brings its own patterns — spalled faces on weathered gables, failed pointing, wall-tie corrosion in early cavity work, and bay windows gently parting company with the house.

The city’s rain does the rest. Manchester weather finds every tired gutter, flat roof and parapet in the end, and long-empty or under-maintained rental stock shows it fastest. Conversions and flats — a huge share of the market — add communal-fabric questions the report tackles directly.
